Regular updates without you chasing.
Availability when buyers are active, not just during office hours.

The sale does not happen when the board goes up.
It does not happen when the offer is agreed.

That journey is where agents earn their fee.

So when you are choosing, forget the performance. Forget the flattery. Forget the tiny fee differences.

Ask yourself one simple question.

When this deal gets messy, and it will at some point, do I trust this person to protect my money and get it over the line?

If the answer is not a clear yes, keep looking.
